This bond program consisted of a scheduled 18 months of renovations to five Alamo Heights ISD school campuses and upgrades for the district headquarters. Both the high school and junior high school had major renovation work as well as new additions. One of the main plans of school officials was to have all of the utilities in these campuses updated to be modernized and energy efficient. This also included all windows to be replaced for better energy efficiency. In the first part of this phasing plan, renovations were completed on the Robbins Academy and Howard ELC campuses. These renovations included complete interior removal and total modernization of the buildings. At Howard, the air conditioning system and windows were replaced with new energy efficient ones. All lights and the roof were also replaced. It was important to carry out all construction tasks on occupied campuses, while not disrupting normal school operations. The second part of the phasing plan consisted of the junior high school being upgraded and two additions being added, new fine arts building and a new science building. At the high school, major renovations were done in the auditorium and gymnasium. Being that school was still in session during this project, these renovations and additions were especially challenging to execute by coordinating certain tasks by student holidays and activities. The renovation of the auditorium at the high school was one of the most unique challenges because the original structure was built in the 1940s and needed major steel reconstruction.

In addition to all these projects, at the Robbins Academy we reconstructed drains, installed new concrete, surfaces, coats, caulking and striping on 12 tennis courts. Also, part of the Alamo Heights Jr. School project included resurfacing, re-coated, re-striping six (6) existing tennis courts.

This project received the 2007 American Subcontractors Association Outstanding Project Over $10 Million.

Additions and renovations to existing high school

This project was part of the 2003 Bond Program for North East Independent School District. This project consisted of a new 2-Story (49,500 SF) Academic Addition. This addition has fourteen (14) science classrooms with supporting prep-storage areas and a teach resource area. There is also a computer science lab in the new addition. In addition to the new science wing, a new kitchen and cafeterias facility was built and also included both indoor and outdoor dining areas. A new bus loop with a covered walkway was built for student drop-off/pick-up. This new entry plaza with covered walkway extends between the main campus front entrance and the new kitchen/cafeteria facility. A new band marching area was also constructed near the vicinity of the campus. Bartlett Cocke General Contractors also expanded the school parking near the athletic fields.

Hays Consolidated Independent School District wished to upgrade their current athletic stadium to include a new synthetic playing field, new running track, a new press box, and the addition of new seating. While a stadium addition and renovation upon itself is not such a difficult task, the challenge on this project was that construction could not begin until May of 2002 and the facility had to be complete and back in operation in time for the home opener on September 18, 2002. The initial plan included adding approximately 500 new seats to both the home and visitors side of the stadium. This plan required complicated and extensive rework to the existing facility and required significant field fabrication, which would be subject to weather delays. During preconstruction, Bartlett Cocke General Contractors made the suggestion of reversing the home and visitor sides of the stadium and in lieu of adding onto both areas of seating, that it might be most efficient to totally demolish and rebuild the existing visitors side. That way a majority of the steel fabrication could take place in the shop and the existing press box would not be removed just in case it was needed for the start of the season. We were able to complete the playing field upgrade, running track upgrade, press box addition, and stadium seating addition before the start of their first home football game on September 18, 2002.

The Jack C. Hays High School project is the second phase of a major campus demolitions, renovations, additions and upgrades. The project consisted of the addition of a new two-story, 68,254 SF administration, library and classroom building; A new 42,091 SF Athletic Building consisting of a double court practice gymnasium, locker rooms, dance studio and classrooms connecting the existing field house to an existing theatre; A new field house for visiting teams; a new Auto shop and miscellaneous other upgrades. Other renovations included new ceiling grid and tile and HVAC to the existing cafeteria, storage and offices for the Band Hall, renovate the old library to the new rifle range, classrooms and locker rooms for the campus ROTC, Fire alarm upgrades, switch over from propane to gas at the kitchen and boilers, power consolidation of several separate services to be now run off of one single campus service.

The Lehman High School Phase I for Hays Consolidated Independent School District is a 266,000 SF campus that will initially house 1,200 students and includes core facilities for 2,500 students. SHW Group was the design architects for this high school campus. This award winning project received the Associated Builders and Contractors Excellence in Construction Award and the Associated General Contractors Project of the Year for 2004. Construction commenced in November of 2002, and the project was completed in May of 2004.This high school campus was designed utilizing the “house” philosophy. Each “house” wing will facilitate a single grade, and each house includes larger resource rooms and breakout rooms available for the students to gather in larger groups and/or work on group projects together.

The entire project consisted of two (2) two-story classroom wings, a library, cafeteria, competition gymnasium, practice gymnasium, locker rooms, vocational classrooms, art rooms, resource rooms, competition track, athletic fields, and parking. The first phase included the core facilities for a 2,500-student campus and two (2) of the four (4) “houses”. Construction involved of a drilled pier structural slab foundation, tilt-wall concrete and structural masonry exterior walls, cast-in-place concrete columns and beams, steel joists, wood glue-lam joists, and metal seam and built-up roofing systems.

Phase II additions to Lehman High School was 139,000 SF of additions. This added a two-story classroom wing containing new Science and Technology labs, an addition of the Band and Arts wing containing a new Culinary Arts lab, a new field house containing five new locker rooms, a new practice gym with two full basketball courts, a fine arts addition with a dance/cheer room and a “black box” theater, and two new tennis courts. The construction methods used are primarily tilt wall construction with a structural steel interior. The new field house is load bearing masonry.

This project received the 2004 Associated Builders & Contractors Excellence in Construction Award.

The Robert E. Lee High School project was the first phase of a major campus upgrade. The project consisted of the addition of a new three-story, 60,000 square foot Academics Building, a new two-story, 20,000 square foot Fine Arts Building and additions/renovations to the Cafeteria and Kitchen. This project was constructed for the North East Independent School District under the Construction Manager-at-Risk delivery method and Bradley Architects was the Project Architect. The new Academics Building expands and provides enhanced features for existing school programs and includes; Art Laboratories, Photo Journalism Laboratory with a Dark Room, as well as two (2) floors of general classroom space. The new Fine Arts Building includes a Band Hall, Choir Room and Dance facility so that dance and related activities may rehearse indoors. Also included in this package is the retrofitting of the Administration Building HVAC system and providing a new campus wide electrical distribution system.

A major obstacle of this project was to complete the Cafeteria addition without interruption to the normal school food service. Initially it was considered to complete half of the renovation over the summer of 2002 and the second half of the renovation over the fall semester. Bartlett Cocke General Contractors took the risk of adding onto and renovating the entire cafeteria and kitchen simultaneously. Construction commenced on June 3, 2002 and the entire facility was turned over to North East Independent School District on August 13, 2002.

The Second Phase to the Robert E. Lee High School addition is a 4-Story 155,000 SF multi-use facility. The first three (3) levels of the additions are occupiable, the 4th story consist of the entire HVAC system. This project was designed this way in order to maximize the usable space of the first 3 floors to their fullest capacity. This addition includes administration offices, library, general classrooms and science labs. The construction is an elevated suspended slab on piers. The architecturally unique feature to this project is the front entry way hollow metal window frame.
