Parking Garage and Office Building

This project consisted of one (1), five-level, 400 car, cast-in-place
concrete parking garage; one (1), six-level, 720 car, cast-in-place
concrete parking garage; and an 80,000 SF, five-story,
office building. This project was constructed in three phases
for the University of Texas System under the Construction Manager
at Risk delivery method. What makes these projects exceptional
is that Phase I, Parking Garage 4A, was the first project awarded
by the University of Texas System under the CM-at-Risk delivery
method. Passing of Senate Bill One by the Texas State Legislature
allowed Public University owners in the state of Texas to utilize
alternate delivery methods for the purchase of design and construction
services. The University of Texas, Office of Facilities Planning
and Construction selected Parking Garage 4A as their first experience
with the Construction Manager-at-Risk delivery method. Bartlett
Cocke General Contractors performed pre-construction services,
achieved an agreeable GMP, and provided the construction services
as well. The design and construction of UT Parking Garage 4A
was so successful that the University chose to issue change
orders to our CM-at-Risk contract for UT Parking Garage 4B and
the Office Building.
Building methods utilized for construction included a cast-in-place
concrete structure upon a structural concrete drilled pier foundation,
with CMU walls and brick veneer. The roof structure for the
Office Building consists of a clay tile roof and standing seam
metal roof panels. This project was successfully completed within
budget and nearly two (2) months ahead of schedule. |

Bioscience Building

The Biosciences Building was constructed by Bartlett Cocke General
Contractors to support research for PhD programs in
Biology with an emphasis in Neurobiology. This four-level, 63,000
SF structure includes 18 graduate laboratories, offices,
seminar rooms, state-of-the-art teleconference and seminar space
and a unique public area featuring a rooftop veranda. There
are no "regular" classrooms in the building. Some
of the unique architectural features included in this building are floor tiles
inspired by the work of the great Spanish Neuroanatomist, Ramon
y Cajal, who won the Nobel Prize in 1906 for his "History
of the Nervous System." The building includes a color scheme
that is symbolic of the ascent from the core of the earth into
heaven. Each floor is decorated in a different color-the first
floor is gray, representing the earth's core, the second floor
is green, representing the lush land, the third floor is purple
representing the sky and the fourth floor is an outdoor patio
leading to the Heavens. |

Business Building

The UTSA Business Building houses the College of Business including:
seven (7) academic departments that offer 14 undergraduate degrees,
20 graduate degrees as well as the Executive MBA program. This
four-level, 200,500 SF state-of-the-art academic building
includes such features as lecture halls, a 200 work-station
student computer lab, a University Room, Business Student Organizations
complex, undergraduate advising, three (3) computer classrooms,
and advance projects lab, distance larning classroom, distance
learning studio, multiple regular classrooms, faculty offices,
executive conference room, two (2) seminar rooms, graduate studies,
and the Office of the Dean.
The UTSA Business Building serves as the gateway to the UTSA
Hwy 1604 campus. This facility includes both the campus a Visitors
Center and new Student Admissions Center.The building consists
of a drilled pier foundation, suspended structural slab and
cast in place concrete structure. |

Recreation & Wellness
Center

The UTSA Recreation and Wellness Center includes an 80,000 SF Fitness Center, 28,000 SF Student Health Clinic
and a 12,000 SF Childcare Center. The UTSA Recreation
and Wellness Center was the first Design/Build contract awarded
by the University of Texas System. The Childcare Center was
constructed simultaneously with a new 108,000 SF fitness
center and student health clinic.
The UTSA Childcare Center was constructed under the Design/Build
project delivery method for the University of Texas System
to provide childcare facilities for students, faculty and staff
at the University of Texas at San Antonio. The project consists
of a single-story, 12,000 SF, daycare building that
includes four (4) classroom pods containing two (2) classrooms
each, with a teacher work area and restrooms in the middle,
as well as a kitchen, conference/training room, administrative
offices, play room, and four (4) separate outside play areas.
To expedite the schedule and reduce costs, we elected to utilize
a pre-engineered building consisting of steel stud framing on
a slab-on-grade foundation. This project was designed to match
the new campus master plan, and includes elements such as a
clay tile roofing system, and EIFS and natural stone façade.
The project also includes many of the interior finish elements
normally found in childcare facilities such as VCT flooring,
carpeting, and glazed tile wall covering. Building methods utilized
for construction included a cast-in-place concrete structure
upon a structural concrete drilled pier foundation, with CMU
walls and brick veneer. The roof structure for the Office Building
consists of a clay tile roof and standing seam metal roof panels.
This project was successfully completed within budget and nearly
two (2) months ahead of schedule.

School of Pharmacy

of Pharmacy & Health

This project consisted of a 30,000 SF interior build out
for Texas Southern University School of Pharmacy and Health
studies. Located in the old Nabisco Building at Texas Medical
Center, a unique aspect of this campus was the renovation and
adaptive re-use of a 1947 building previously used for food
processing. Special services for this project included the protection
of pre-existing conditions, such as wood maple flooring, and
leaded glass clearstory windows.
The new construction included retrofitting the Mechanical and
Electrical systems, to house new extensive lab equipment, acid
free fume hoods, high-tech lecture classrooms with data ports
and projection screens, a new theater hall with stadium seating,
and student reading library and commons, as well as private spaces for faculty. This project was completed under the Construction
Manager-at-Risk delivery method and John Chase Architects was
the architect of record. |
